July 15, 2020 - Planning Commission Work Session/Meeting (WITH VIDEO LINK)

The Spotsylvania Planning Commission will meet on July 15th at 5:00 p.m. on the third floor of the Merchant Square Building for a work session that is open to the public.

The Work Session agenda items are below.

  • Special Use Permit: Spotsylvania County Department of Public Utilities/Works (Courtland District) Requests special use permit approval to exceed the Floor area ratio (FAR) of the R-1 Zoning district by 0.05 with a proposed 3,800 square foot addition to Fire Station #6. Fire Station #6 is located at 5700 General Semmes Road. 

  • Rezoning: Monument Development Fifteen, LLC (Lee Hill District): The applicant proposes rezoning approximately 14.2732 acres from Industrial 2 (I-2) to Mixed Use 5 (MU-5) to allow for a mixed use development of no more than 525 multi-family dwelling units plus a minimum of 14,000 square feet of commercial uses.

The Spotsylvania Planning Commission will meet on July 15th at 7:00 p.m. in the Holbert Building.

There are two public hearings scheduled:

  • Rezoning - Tricord Incorporated - New Post Proffer Amendment (Lee Hill District) New Post, located on the northeast quadrant of Rt. 17 and Rt. 2, was zoned Mixed Use in 2013. The New Post proffer statement includes triggers for the construction of 10,000 square feet of commercial prior to the 213th residential permit. The builder is nearing the 213th residential building permit.  In lieu of proceeding with the construction of speculative commercial space at this time, Tricord Incorporated has proposed an annual cash payment to the County equal to the approximate real estate tax revenues that would have been generated by a shell commercial building of 10,000 square feet. The first payment would be $6,071 and would adjust annual consistent with the adopted real estate tax rate. Staff recommends approval.
