March 17, 2021 - Planning Commission Work Session/Meeting (WITHVIDEO LINK)

The Spotsylvania Planning Commission will meet on March 17th at 5:00 p.m. on the third floor of the Merchant Square Building for a work session that is open to the public.

The Work Session agenda items are below.

  • Presentation by Utilities Staff

  • Rezoning: Sunshine Lodging LLC (VRE Harrison Road, LLC) - Courtland District: Applicant requests a rezoning of approximately 2.32 acres from Commercial 2 (C-2) to Commercial 3 (C-3) with proffers for the development of a convenience store and fuel dispensing service. The properties are located at the southwest quadrant of the Harrison Road (Route 620) and Leavells Road (Route 639) intersection, and addressed as 5900 Harrison Road.

  • Rezoning: Robert W. Pierce (Creighton Companies, LLC) - Battlefield District: Applicant requests a rezoning of approximately 1.82 acres from Commercial 2 (C-2) to Commercial 3 (C-3) with proffers for the development of a convenience store and fuel dispensing service.  The properties are located at the southeast quadrant of the Courthouse Road (Route 208) and Hood Drive (Route 636) intersection, and addressed as 10803 Courthouse Road and 10805 Courthouse Road.

The Spotsylvania Planning Commission will meet on March 17th at 7:00 p.m. in the Holbert Building.

There is one public hearing scheduled:

  • Rezoning: Patricia P. Preston (CeresHarrisonLand LLC) - Courtland District: The applicant proposes to build 110 single family detached units on 58 acres at 5430 Harrison Road in the vicinity of Twin Springs Drive. Staff is recommending approval with the revised proffer statement dated February 19, 2021.

    • This case was presented at the February 17, 2021 and the Planning Commission voted 7-0 to continue the public hearing until March 17, 2021. Upon hearing the comments and concerns raised by the citizens the applicant submitted a revised proffer document which increased the cash contribution for transportation from $200,000 to $325,000.

There is one discussion item scheduled:

FY2022-26 Capital Improvement Plan (CIP) 2232 Comprehensive Plan Conformity Review. Staff recommends that the Planning Commission find the Massaponax Water Tower and the Public Safety Building Expansion are substantially in accord with the Comprehensive Plan.
